Terms of service.
We are two couples who saved for years to make our dream of sharing a vacation home a reality. As you can imagine, it is a large investment that must be protected. Therefore, when guests book the Blue Ridge Bungalow, we ask each person over the age of 18 to sign a Guest Rental Agreement so they know what to expect.
By signing the agreement, guests and anyone staying with them acknowledges the risks involved in short-term property renting, including using any of the facilities, appliances, pool, hot tub, and game room, and anything else on the premises are at their risk and that there is no lifeguard on duty. They agree they do not have any conditions that will increase their likelihood of experiencing injuries while engaging in these activities.
Cameras
There are three security cameras on the exterior of the property:
● One doorbell camera covering the entry
● One camera above the garage in the front of the home covering the driveway and entry
● One at the back of the home facing the south, toward the propane tanks, which can be manually panned to view pool/hot tub area if a security issue arises
The cameras are for security and insurance purposes only and are not viewed unless there is damage to the property or an issue to address. Although we didn’t want to install them at the beginning, it has become necessary for the protection of the property and our neighbors.
Occupancy
The booking guest agrees to pay an additional fee of $15 per person over six (6) guests and understand that the maximum occupancy is eight (8) people in the home per Mesquite City guidelines. Parties, events, or large gatherings are not allowed at the Blue Ridge Bungalow under any circumstance.
Checking In
Continent upon receiving a signed Rental Agreement from all guests, a Welcome Guide is electronically sent the night before or morning of check in with all the details needed to enjoy their stay, including the access code and Wi-Fi password. Check in is at 4:00 pm PT on the day of arrival and checkout is at 11:00 am PT on the day of departure to allow cleaning services and maintenance for the next guests and agree to pay an extra charge of $50 per hour past 11:00 am PT.
Important Guidelines
The Blue Ridge Bungalow is located in a beautiful new neighborhood as part of a Homeowner’s Association (HOA). They kindly allow us to share our home as a vacation rental, but only if our guests follow the guidelines. They are very reasonable, so we confidently share these expectations with our guests.
The parking capacity of a maximum of four (4) vehicles (two (2) in the driveway, and two (2) in the garage). Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner(s). It is against all community Homeowner Associations (HOAs) rules for any boats, trailers, RVs or off-roading vehicles to be parked in the driveway or open parking spaces at any time and guests agree to pay any fines incurred by not following these strict guidelines.
There is no smoking or illegal drug activity is allowed on the property and if found using drugs or allows others to use drugs on the premises, they will be immediately denied continued occupancy and there will be a charge of $500 in addition to any damages that may have occurred from smoking inside the home. There is a designated smoking area is in the backyard on the north side by the gate. No smoking is allowed on the patio, around, or in the pool, putting green, or south side by propane tanks. Guests agree to throw any cigarette butts in the garbage can provided in the backyard.
Although we love our furry friends, pets are not allowed at the Blue Ridge Bungalow. Any pet or presence of a pet that is found will result in a $500 fine, including the presence of an emotional support animal, in addition to any damages that may have occurred from the animal inside the home.
Damages & Liability
Our guests accept liability for any damages to the premises including furnishings and household items as well as damage to the game room, grill, pool, hot tub, or outdoor furniture. I also acknowledge that if the grill is used during their stay, it must be cleaned by guest after or there will be a charge of $35. If the grill is left on, there will be a propane charge of $35 plus charges for any additional damages.
They agree not to hold us liable for events beyond our control, such as inclement weather, maintenance issues, pandemics, illness/death, canceled events/tournaments, changes to travel plans due to cancellations of flights, buses, or any other form of transportation.
We are not responsible for the loss of personal belongings or valuables of guests and will not compensate for any lost /stolen items if they are unable to be found. If items are left behind and/or found and need to be shipped to the guests, they will be responsible for paying for shipping and handling. If there are items inadvertently taken from the home, our guests agree to notify us and to have it shipped back to avoid a fee for the missing item(s). They agree to keep the property and all furnishings in good order. Any damage or cleaning issues noticed upon arrival must be reported to us immediately to avoid repair costs. They agree to report any general maintenance issues so the home can be kept in good condition.
Guests agree to keep the home clean and free of garbage; and all pipes, wires, glass, plumbing and other equipment , furniture, and fixtures will remain in the same condition as at the beginning of the rental period. The home is inspected and cleaned after each departure. The rental cleaning fee provides for normal cleaning, but guests are asked and agree to paying additional fees for any excessive cleaning costs. Guests agree to remove any excessive garbage that doesn’t fit in the garbage bins on the property. Otherwise, they agree to pay a $50.00 fee for any excess garbage that our cleaners must remove from the home.
Nevada is a desert state. Insects such as ants and the like are occasionally inevitable and are not cause for complaint. Our guests understand the Blue Ridge Bungalow is treated as part of a pest and termite control program and is thoroughly cleaned after each rental.
Noise Ordinance
We have amazing neighbors who support us in offering our home as a vacation rental, but not as a party house. Our guests agree to kindly respect the noise ordinance of quiet hours between 10 pm and 8 am PT. The pool/hot tub heat and lights are turned off promptly at 10 pm PT to remind everyone to move gatherings indoors. If we receive complaints of excessive noise after 10 pm PT, our guests may be asked to vacate the property and may not be entitled to a refund. If for any reason law enforcement is notified due to disturbances emanating from the premises or grounds, it results in a minimum $250 fee per incident.
Checking Out
Upon checkout, our guests agree to do the following prior to departure:
● Leave beds unmade, and will NOT remove bedding
● Place all used towels in the laundry room
● Place all dirty dishes in the dishwasher and start it
● Remove perishable items from the fridge
● Remove all trash from the home and place it in the garbage bins in the garage bins or the large bin on south side of the house
● If staying at the home on a Thursday, set the garbage cans out the night before and bring back the following day
● Remove any personal belongings and leave the home ready to be cleaned
Violation of the Rental Agreement
Guests may be asked to vacate the premises and may be required to pay additional fees of $300 or more, and may not be entitled to a refund of the rental purchase for any of the following violations of the house rules of the Blue Ridge Bungalow:
● Occupancy exceeding the max capacity of eight (8) guests as stated on the reservation confirmation.
● Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
● Causing damage to the property rented or to any of the neighboring properties.
● Any noise outside between 10 pm and 8 am PT or any other acts which interfere with neighbors’ right to quiet enjoyment of their property.
● Parties or other large gatherings.
Whomever signs the Rental Agreement is agreeing to abide by all posted signage and assumes all liability if any guest breaks these rules.
